I’m sure you’ve already thought of this. The size of the place being rented will reflect the price you are asked to pay. The amenities included will also affect the price of the dwelling. A simple self-contained flat will cost much more than a 2-bedroom apartment in a complex with a swimming pool, 24-hour security and other luxuries.
Also, whether or not the home is furnished will affect the price as well.
Probably the biggest reason for the price in Jamaica is the location. There tends to be a considerable disparity between rent in urban and rural areas, with urban areas being very expensive. This is so because the lower cost of rent in rural areas may encourage people to live there instead of in the cities where the rent is expensive. But with the lower cost of rent comes some slight inconveniences that will be a bigger issue if you have lived outside of Jamaica for a while or, you’re moving to Jamaica for the first time. For one, transportation in more rural areas can be unreliable, you might have to travel quite far to get simple tasks done and internet and cell phone reception can be unstable in certain areas.
Unfortunately, certain Jamaica areas are not as safe as we would hope. These areas are most often found in the island's cities or more developed towns. In these places where safety is not guaranteed, rent is often significantly cheaper than in safer neighbourhoods.
Traditionally, there is a culture where individuals move from the rural parts of Jamaica to more urban areas, for work or school, and more apartments are being rented than homes.
The average rent in Kingston is between JMD 70,000 - 100,000 (USD 400 - 700). Luxury apartments can be upwards of USD 2000 in some cases. You will be able to find rent cheaper in Kingston but these areas are usually shared accommodations or in the more unsavoury parts of the city.
The prices in Ocho Rios are pretty similar to rent in Kingston.
In Montego Bay, the average cost is JMD 45,000 - 60, 000. Luxury apartment rentals start at USD 2000.
Negril is the cheapest as the average rent there is JMD 30,000 to 40,000.
Depending on the number of bedrooms and location the cost to rent will fluctuate. However, a standard 2-bedroom home may cost USD 750 - 1300 for rent. The farther away from the town you are willing to live, the less expensive your rent will be.
For example, renting a house in the residential areas in Montego Bay will be more expensive than a house the same size in the neighbouring parishes of Hanover or Trelawny. So, if you don’t mind the commute to the city, then you will benefit from these lower prices.
The average rent in Jamaica is between USD 400 and 1200. The huge gap in the prices accounts for the varying costs in different locations.
Yes, it is pretty simple to rent in Jamaica. In most cases, you will need to be able to provide proof of income and references. You will also need to pay a security deposit which oftentimes is either a month or two of rent in advance.
One way we save on rent in Jamaica is by renting with another person. There are many ways to do this, including sharing the room and facilities or just the facilities.
So, if you are hoping to reduce the cost of rent this is always an option. I will say though, it is much easier to share space with someone you know than with a stranger.
For a single person in Jamaica, the cost of just necessities is JMD 70,000 to JMD 90,000.
